Boulevard and Front Lawn Sod Replacement In Pioneer Tower West, Kitchener
A weedy front lawn and boulevard in Pioneer Tower West, Kitchener, replaced with farm-fresh Kentucky bluegrass sod on 9 and 10 September 2026, and photographed by our crew from the first visit to the finished lawn.
The Job at a Glance
This is one of the landscaping projects across Waterloo Region we have photographed: the front lawn and the boulevard strip beside the sidewalk at a two-storey brick home in Pioneer Tower West, replaced by our crew and photographed from the first morning of the job to the first watering. The service itself is described on our Pioneer Tower West sod installation page.
🍂
Before
What we saw: A front lawn gone to weeds and long, thin grass from the house to the curb, with the boulevard strip beside the sidewalk in the same state. It was the whole frontage that needed replacing, not a patch.
If this looks like your lawn: For this lawn, the fix was a full tear-out and regrade rather than patching. Frames 1 and 2 in the gallery below show the frontage on our visits of 2 and 5 September 2026.
📋
The Quote
The estimate covered: A full tear-out of the old lawn and the boulevard rather than patching, fresh topsoil graded from the house to the curb and level with the sidewalk, and farm-fresh Kentucky bluegrass sod across both.
Also included: Watering-in guidance for the first weeks and our 100% sod warranty: any piece that arrives unhealthy is replaced free of charge. Estimate requests get a reply within 24 hours.
🌱
The Solution
The work: On the morning of 9 September the crew ran the sod cutter across the old lawn. By half past nine on 10 September the frontage was stripped to bare ground, and fresh topsoil was graded to the sidewalk by midday.
The result: The rolls went down through the afternoon of 10 September, boulevard first, and the front lawn was laid, edged and watered by a little after three.
Why Kentucky Bluegrass Was the Right Sod for This Pioneer Tower West Frontage
Right On Sod installs 100% farm-fresh Kentucky bluegrass, the same turf described on our Kitchener sod installation page. Three reasons it suits a lawn like this one.
❄️
Cold-Hardy for Ontario Winters
The challenge: Kitchener lawns sit frozen for months and go through repeated freeze-thaw cycles every spring.
Why bluegrass: Kentucky bluegrass is a cool-season grass that is cold-hardy, so it comes through Ontario winters and greens up again in spring.
🌿
Knits Together and Self-Repairs
The challenge: A boulevard strip beside a sidewalk takes foot traffic and parked-car doors every day, and thin grass had already lost that fight here.
Why bluegrass: Kentucky bluegrass spreads by underground rhizomes, so the rolls knit together at the seams and the turf fills small gaps on its own. On the boulevard here that self-repair is what keeps a worn strip from opening up again.
☀️
Handles Dappled Shade Under Trees
The challenge: Mature maples along the street throw moving shade across this frontage for part of the day.
Why bluegrass: Kentucky bluegrass does best in sun but tolerates the broken, moving shade of a deciduous canopy as long as it gets four or more hours of light a day. The lawn here gets that light down the middle and along the sidewalk.

How We Replaced This Lawn, Step by Step

Assess the Lawn and Quote the Job
What we assessed on 2 and 5 September: a front lawn and boulevard gone to weeds and long, thin grass, worn through beside the sidewalk. Rather than patch it, the estimate covered a full tear-out, fresh topsoil graded to the sidewalk, and farm-fresh Kentucky bluegrass sod across the whole frontage.
Cut Out and Haul Away the Old Turf
On the morning of 9 September the crew ran a sod cutter across the old lawn and the boulevard and hauled the turf off the property. Stripping it rather than tilling it in means the weeds and their roots leave instead of being buried under the new sod.

Grade Fresh Topsoil to the Sidewalk
By half past nine on 10 September the frontage was bare ground, and through the morning fresh topsoil was spread and graded from the house down to the sidewalk and across the boulevard to the curb, so the new sod would sit level with the concrete instead of the old bumps and hollows.
Lay the Kentucky Bluegrass Sod and Fit the Edges
From early afternoon on 10 September the rolls went down, the boulevard strip first and then the front lawn, each roll fitted tight to the sidewalk, the driveway and the garden wall.

Water In and Hand Over Care Instructions
The water was on the new lawn by three in the afternoon on 10 September. New sod needs daily watering for the first two weeks or so and roots in two to three weeks, and the homeowner got watering-in guidance to see it through. Every install carries our 100% sod warranty.
